This as you probably know, is known as Seasonal Affective Disorder, or SAD for short. But if getting drowsy was the only impact of seasonal change, things would then be a lot easier to solve (especially with a little coffee : )). Well, the problem with melatonin is that it’s secretion is synchronized with the production of serotonin, a neurotransmitter, which is affected by several external physiological processes such as: blood pressure, temperature, as well as neuro-psychological functions such as: memory, mood and appetite. The two do not unfortunately work together simultaneously. When melatonin is secreted in the body, serotonin production is inhibited. The lack of serotonin production can cause disorders such as: depression and chronic fatigue syndrome, directly reflecting ones mood. Melatonin is most active at night while serotonin is active during the day. Also, your age may be a factor that contributes to the balance of the two chemicals. The production and thus the secretion of melatonin will also decrease with age. It’s also been scientifically proven that the link between melatonin and serotonin, along with their dependence on ones body clock, explains the depression experienced by those suffering from ‘Seasonal Affective Disorder’. Depression, along with problems sleeping, sudden weight gain, increased anxiety, arthritic joint pain, irritability, stress headaches are just a few of the symptoms of SAD. That’s the reason why people who go to tanning salons, have noticeable mood improvement and a general feeling and state of well-being. However, it’s also well known what the effects of UV exposure can cause and they are not that favorable. So if your going to a tanning salon, and it becomes a habit, keep in mind direct prolonged UV exposure may result in premature skin aging which may eventually lead to skin cancer. Light therapy seems to be a way to treat SAD. Light on the body affects us in two ways: through the skin or by entering through your eyes. Any type of UV light effects the skin, while light that enters through your eyes need not be UV, it just has to be bright. Just its energizing effect on the eyes is needed to simulate the production of serotonin. The easiest way to get enough bright light is by spending just an hour or more a day outdoors, where the natural light levels range anywhere from 1,000 to 50,000 lux, compared to indoor room lighting, which is just around 50-200 lux. If your schedule or the weather outside doesn’t permit you going outdoors, an alternative can be using a ‘light therapy device’. To gain optimum advantage, the light source needs to be bright, around 5,000 lux or more. For eye therapy, the source has to be a particular spectrum, around 460 nanometers, which is known as the blue range. According to current research, blue range light provides benefits even at dimmer levels. As with anything artificial, there are some side effects and risks that these bright lights may cause, the most common being it may interfere with your sleep (when the exposure is during the evening), or it may trigger, in some people, what is known as a mania - condition, or bipolar disorder (manic depression). The safest way of course is to get natural outdoor light, provided UV protection is used. Another way is exercise. Go to the gym and do a lot of cardio type exercises, get your heart rate up, exhaust your body and your mind by sweating it out. Get on the treadmill or bike and your mood will change for the better. |

No, this has nothing to do with those late night ‘No Money Down Real Estate’ infomercials or books that promise instant and fast wealth virtually over night from buying or flipping houses. Instead, for a lot of first time buyers, you can benefit from an interesting twist in the mortgage system.
When most lenders or people talk about “real estate financing”, they are generally dividing mortgage lending and borrowing into two categories: loans for ‘owner occupants’ and loans for ‘real estate investors’.
“Real Estate Investment Financing”, is for those buyers who do not nor want to physically reside at the property. “Owner-occupant” refers to mortgage loans for houses where the buyer will actually live in the building as well as rent out the other units.
So Here Is The Wrinkle
Owner-occupant mortgage financing is available with little down payment and low interest rates, for buyers who purchase more than a single unit family home. Normally, banks will give you ‘owner-occupant’ mortgage financing for properties containing two to four units, provided you use one of the units as your prime residence.
So, in other words, using your status as an ‘owner-occupant’, allows you to purchase more than just a condo or a house. You can actually buy property that can produce income for you, as well as increasing your tax deductions.
When you buy a multi-unit property (two-to-four units), the real estate mortgage financing category changes. What the mortgage lenders will do is apply most of the rent to your income for loan qualification purposes. This simply means that you can borrow more, and it also allows you to offset the associated loan costs with the income the properties produce, as in rent income.
Buying Multi-Unit Properties
So suppose then that you decide to buy a property with four units. You will live in one of them and rent the others out. Say each of the three units available for rent has a fair market rental value of $1,000 per unit.
If you take advantage of this, it will give you two benefits. First, the mortgage lender will take into account a portion of the rent, in this case, three-quarters of the building as income, when determining your loan qualification amount. For this example, $2,250 a month will be included to your income. ($1,000 x 3 units = $3,000. $3,000 x 75% = $2,250)
Why just $2,250 and not the entire $3,000? That’s because the mortgage lender assumes that you will have vacancies, insurance, repairs, taxes and other miscellaneous costs for the rental units.
The mortgage lender will also assume that: For income tax purposes, 3/4 of the property will be classified as real estate “investment income”. On your income tax, you will include the rental income as well as the associated costs for these units as income. One of these “associated costs” will be depreciation, which will actually lower your taxes, but will not take actual cash out of your pocket.
What the mortgage lenders do with depreciation is, they will “add back” that cost in the calculation when looking at your monthly income. The end result is your monthly income for loan qualification purposes will actually increase even more than $2,250 in this example.
The Advantages Of Owner Occupant Properties
There are obvious advantages in buying 2, 3 or 4 unit properties, especially if you are a first-time buyer. First of all, you will have “help” in meeting your monthly mortgage obligations, especially in the first couple of years of ownership, when things are usually the most difficult. You may eventually decide to move on and thus sell the property, or you can just hang on to the proper for rental income, thus becoming an investor.
Keep in mind that with all investments, there are risks associated with them, such as the rental income being too low, property taxes incresing, property values not increasing enough or even decreasing. There are also concerns of the tenants having insufficient funds, frequent vacancies or big repair bills.
Also, make sure you don’t go too big. While up to 4 units is okay, five or more units automatically classifies you and the property as an “investor”, under most mortgage loan programs. This ‘investment’ title means you can no longer use owner-occupant financing, even if you live in the property.
The good news however, is that you as an owner/occupant and as a landlord, you will learn a lot about the nuances and practicalities of real estate investing, if you ever plan to venture that way.
Real estate ownership and investing requires ongoing maintenance and constant oversight. You as an ‘owner-occupant’ owning a few units, will gain invaluable experience by learning “on the job”. Things like repairs, dealing with the tenants, hiring contractors and general maintenance of the property. It’s pretty obvious that a lot of people who have become successful real estate investors, often started with just one small rental property, using owner-occupant financing with very little down and two to four units.

There are many of us who diet or are planning to diet off those unwanted pounds, in an attempt to live a healthier lifestyle. We workout, go jogging or biking and try to eat the best foods that are available. Most of us are already aware that ‘bad foods’ such as: the whites, (sugar and flour), and trans-fats are not exactly the best health choices out there, especially when attempting to keep our weight down.
There are also a group of foods out there that we think are healthy, but can actually cause a damage to our bodies, and may even make us ill. Below are some of the “healthy foods”, which are not really that healthy.
Artificial Sweeteners
Artificial sweeteners seems to be the ultimate bad food. A lot of people who are currently dieting, whether it’s a low calorie or low carb diet, will choose beverages or foods containing artificial sweeteners instead of pure sugar. Sugar as we know is certainly ‘bad’ and should be avoided at all costs, but replacing it with artificial sweeteners are actually worse for you and could even damage to your health.
Every type of artificial sweetener is bad for you, one of the very worst sweetener is a brand called NutraSweet (Equal, Aspartame). There are now over 92 different types of health related side effects associated with consuming aspartame. A list including: brain tumors, diabetes, birth defects, emotional disorders, epilepsy or seizures. There are more reports of adverse reactions to NutraSweet that’s been reported to the FDA than any other food or additives combined.
A better alternative to a chemically derived sweetener is stevia, which is a natural substance derived from a plant. It’s been safely used for centuries with no known side effects. Stevia can be purchased in most local health food stores.
Yes, Those Sports Drinks
Although these massive marketers would want us believe that those expensive sports drinks are what the body needs when working out, but the truth is that these tasty sports drinks are filled with sugar (glucose, sucrose, and fructose), as well as salt (sodium and potassium), and artificial flavorings and coloring. If you add a bit of salt to good ole Kool-Aid, then you basically have about the same thing. The best of course is drinking clear purified spring water or freshly squeezed juice while you exercise.
Energy and Sports Bars
Most of these so called healthy sports and energy bars are filled with ingredients not exactly good for our bodies, and are actually just a little better than chocolate or candy bars. Many of them contain a lot of sugar and/or artificial sweeteners, preservatives, and unhealthy synthetic nutrients. Check the ingredients before buying any energy or quick fix sports bar. Make sure they are made from pure natural whole foods, such as flax seeds or oats, fruits and use natural sweeteners.
Unprocessed Soy Products
We are led to believe anything containing soy is healthy. Well, this is one of the most surprising ones, as soy has been actively used for generations in Asia. But the way soy is processed now in North America, it’s very different than the way the Asians have traditionally prepared it. The raw soybean is a very hard product for our body’s to digest, so an extensive fermenting process was used, that broke down most of the components which were indigestible, making it a lot healthier to eat. Examples would be: soy sauce and miso. These are used in small quantities basically as a condiment or for flavoring, and not as a meal replacement.
Soy in North America is used as a meat or meal alternative, (such as in a textured vegetable protein known as TVP), and this can be very unhealthy since natural soy contains large amounts of anti-nutrients and toxins. Some side effects of anti-nutrients in soybeans are: problems in the pancreas, along with cancer and thyroid problems. Soybeans also blocks out the body’s ability to absorb essential vitamins and minerals.
Granola As An Unprepared Grain
For the past 30 to 40 years, granola has been identified as a heath food. But eating any unprepared grains, or grains that has not been soaked, fermented then sprouted properly, could cause dietary distress.
There are anti-nutrients that are present in grains (much like soybeans), such as enzyme inhibitors and phytic acid, that make these grains harder to digest. These anti-nutrients can cause problems such as: Crohn’s disease, colitis, and mental disorders. The failure to preparing grains properly is one of the main reasons that celactic disease is prevalent today.
So, other than granola, oatmeal is a better choice to our diets, provided you use whole rolled oats ( and not instant). Make sure you soak them overnight before boiling them for breakfast.
Excellent breads to eat should contain properly prepared grains, which include whole grain sourdough, or sprouted grain breads. You can find these in specialty natural grocery stores as well as health food stores.
If you are attempting to lose weight or eat healthier, keep in mind that just because someone happens to market a “healthy” product or even if a health food store sells it, it doesn’t necessarily mean that it’s a real health product. Do some research before you grabbing for that sports bar, the best bet is munching on an organic apple, or cherries, or some other natural food. Your body will thank you for it.

For Those Powder Days (for experienced skiers) If the weather gods bless the mountain and the day with fresh powder snow, there is little question that Whistler Mountain is then the mountain of choice, especially for those expert skiers. There are just two words that explain why: Peak Chair. The Peak Chair on Whistler Mountain gives access to an immense variety of off-piste, (off piste - A piste is a term given to marked ski runs or paths down a mountain for skiing or snowboarding), runs to cater for powder skiers. (NOTE: If you are an advanced skier, you can head to Air Jordan, a huge leap off a cliff involving a 50 foot drop landing onto a point that’s only 60 foot square. Once landing, there is another descend that’s 40 feet to the soft snow below. If you miss your first landing, you are unfortunately looking at several months in hospital). There is no such lift on Blackcomb Mountain to compare to the powder terrain available by the Peak Chair.
